Description:

On a 1817m2 land, with a flush and a very hilly alignments defined by an area already consolidated on Puerto del Rosario is proposed the implementation of 40 housing units on two floors high.

We propose a distribution of houses around a semi enclosed central interior courtyard where we place building communications, this is to avoid using part of the length of the facade in common areas giving full extent only to housing in a building wich requires a high density.

As a result of this decision, the day areas of housing are located along the central courtyard providing this way maximum privacy for the bedrooms placing them on the exterior facade of the building.

Despite the steep slopes and regulations of heights, we want the building to have unitary character, with solid and strong in appearance, for it we endow the facade of a stone aesthetic that contrasts with the play of orthogonal volumes make up the inner courtyard and only breaks when it peeks outside to announce the main entrance of the building.

The exterior facade opens to the patio in one of its short sides extending it to a narrow landscaped pedestrian street outside pedestrian access to the garage, the community room and garbage room are located.

The facade of the central courtyard, corrugated orthogonally and combined with the volumes, stairs and vegetation of the common areas (located strategically to favor the privacy of homes and avoid hidden or difficult surveillance spaces), generates a rich visual sequence in the community tour full of spatial contrasts and different light materials and nuances.
